Marathon Properties services provides full-service property management to efficiently manage your property on a day-to-day basis.
Marathon Properties will advertise your property listings through a combination of placing signs at the property, posting Internet ads as well as listing your available unit for lease on our website. We will arrange all viewings of the available unit with prospective tenants.
One of the most valuable services we perform is tenant background checks. Each potential tenant will complete an application prior to signing a lease checking credit, employment, criminal, and financial statuses reported through credit agencies. We also call current and past landlords and employers for verification of information.
Once a prospective tenant has cleared the screening process Marathon will execute a lease agreement on your behalf. This also includes the initial inspection of the unit as well as the move in inspection documentation which is completed by the new tenant.
Collections and Evictions
Tenants who have not paid their rent in a timely manner will be sent a late notice. Although evictions are rare, when needed, Marathon Properties will handle on your behalf in the appropriate manner based on the individual situation.
Maintenance and Maintenance Requests
Tenants are requested to submit all requests to us through our Maintenance Request form. We are able to complete many general property repairs as part of our management agreement or for services outside of that through our subsidiary Home Pros Handyman Service. In the event that we are not able to complete the repairs ourselves we have a list of other service providers we will arrange on your behalf.
Marathon will provide you with a monthly financial statement for each property we manage on your behalf. The monthly statement will include the detailed operating statement, monthly rent received, as well as an explanation of any activity at the property as needed.
